在城市更新从大拆大建转向有机共生的浪潮下,社区商业正经历一场价值重估,它正在从“消失的附近”到“回归附近”,不再只是满足基本消费的功能容器,而应成为一处能孵化邻里温情、激发公共活力的情感枢纽。N_LAB 项目的出发点,正是这一趋势下的在地实践。
Under the wave of urban renewal shifting from large-scale demolition and construction to organic symbiosis, community commerce is undergoing a revaluation of its value. It is transitioning from “the vanishing nearby” to “the return of the nearby”, no longer merely a functional container for basic consumption, but should become an emotional hub that nurtures neighborhood warmth and stimulates public vitality. The starting point of the N_LAB project is precisely this local practice in the trend.

项目背景
Project Context
项目区位临近江边公园,背靠轨道交通站,距磁器口与歌乐山等文旅目的地车程便捷,本该拥有稳定人流。然而,现场诊断居住楼临滨江一侧的商业氛围严重不足,呈现的是一种典型的“断开”状态。
The project site is close to the riverside park and backs onto a rail transit station. It is conveniently located within a short driving distance to cultural and tourism destinations such as Ciqikou and Geleshan. It should have a stable flow of people. However, on-site diagnosis reveals that the commercial atmosphere on the riverside side of the residential buildings is seriously lacking, presenting a typical “disconnected” state.

快速的车流、单调的立面、缺乏停留感的街道以及昏暗的夜晚,共同构筑了一道无形的屏障,将商业空间与背后的居住社区、过往的潜在人流隔离开来。这里的困境不仅是商业活力的缺失,更是社区生活向江岸延伸的路径被阻断。
The rapid traffic flow, monotonous facades, streets lacking a sense of stay, and dim nights have collectively formed an invisible barrier, separating the commercial space from the residential community behind it and the potential pedestrian flow passing by. The predicament here is not only the lack of commercial vitality but also the obstruction of the path for community life to extend towards the riverside.

同时,项目还面临着严格的限制,有限的改造成本、对居民噪音与视线的保护要求,以及对既有绿化带的保留义务。这些现实条件共同框定了此次更新的逻辑起点:
它必须是一场精准、克制且高度务实的空间干预。
At the same time, the project is also confronted with strict constraints: limited renovation costs, requirements for noise and visual protection of residents, and the obligation to preserve the existing green belt. These practical conditions have jointly defined the logical starting point of this update:
It must be a precise, restrained and highly pragmatic spatial intervention.

空白里 让社区自己生长出来
N_LAB Let the community grow on its own

提出“空白里”的概念,这意味着设计不急于填满一切,而是为未来的生活内容搭建一个清晰的、友好的框架。将色彩给予立面,将灯光与座位给予街道,将灵活的可能性给予室内。这个框架的核心是“可参与性”——它主动后退一步,将表达与活动的权利,交给未来的商户、主理人与每一位居民。
The concept of “N_LAB” is proposed, which means that the design does not rush to fill everything but builds a clear and friendly framework for future life content. It gives color to the facade, light and seats to the street, and flexible possibilities to the interior. The core of this framework is “participation” – it takes a step back actively and hands over the right to express and act to future merchants, managers and every resident. Aerial view.
场所营造
1. 城市关系 — 活动流线重构与可达性提升
Urban Relations – Reconstruction of Activity Flow Lines and Enhancement of Accessibility
流线的重新组织建立了基本的友好性。通过优化机动车与地库出入口,并清晰设置人行斑马线与商业专属的地面电梯,设计有效疏导了混杂的交通,为商业活动创造了安全、明确的抵达体验。
The reorganization of the streamline established a fundamental friendliness. By optimizing the entrances and exits for motor vehicles and the underground garage, and clearly setting up pedestrian crosswalks and ground elevators dedicated to commercial use, the design effectively guided the mixed traffic and created a safe and clear arrival experience for commercial activities.

2. 建筑立面—低成本的城市界面快速迭代
Building Facade – Rapid Iteration of Urban Interface at Low Cost
建筑材料选用具有成本优势的水泥压力板与红色系水包砂,在尊重居民楼视线高度的前提下,为整段街道披上了一层温暖而醒目的“外衣”。其目的并非追求永恒的质感,而是以最低的成本迅速改变场地的气质,从灰色的城市背景中清晰地勾勒出商业的存在,并为后续商户的个性表达提供一个生动且宽容的底色。
The building materials selected are cost-effective cement pressure boards and red water-coated sand. Under the premise of respecting the sightlines of the residential buildings, they have dressed the entire street in a warm and eye-catching “coat”. The aim is not to pursue an eternal texture but to rapidly transform the character of the site at the lowest cost, clearly outlining the existence of commercial activities from the gray urban backdrop and providing a vivid and accommodating base for the subsequent individual expressions of the merchants.
3. 公共空间—景观功能围合与氛围再造
Public Space – Landscape Function Enclosure and Atmosphere Reconstruction
设计放弃独立装饰性小品,将所有景观元素转化为支持停留与活动的基础设施,通过抬高绿地、布置原木长凳,在喧闹的马路与商业外摆区之间形成了具有领域感的柔性边界。充足且柔和的景观灯光改善了夜间的安全氛围,而预留的平整场地与格栅展板,为未来的市集、展览、社区公告等提供了弹性承载的界面。
The design abandons independent decorative small-scale works and transforms all landscape elements into infrastructure that supports staying and activities. By raising the green space and arranging log benches, a flexible boundary with a sense of domain is formed between the noisy road and the commercial outdoor seating area. Abundant and soft landscape lighting improves the safety atmosphere at night, while reserved flat areas and grid display boards provide flexible interfaces for future markets, exhibitions, community announcements, etc.

4. 商业氛围 — N_lab社区主理人实验室
Commercial Atmosphere – N_lab Community Manager Laboratory
这不是一个普通的商店,而是一个扎根社区的公益型枢纽。它整合了融合了FACTOR顶级自行车、倡导自然与公益的 “回响星球” 、本土潮流艺术厂牌 “雾都40”。配备了酒店级淋浴间供运动后使用;咖啡吧由本地居民主理;室内外所有休闲座椅,无条件向周边居民开放,成为大家的“第二会客厅”;户外草坪上的公益宠物乐园“气味博物馆”,则专门为社区养宠家庭提供了一个安全社交的场所。
This is not an ordinary store, but a public welfare hub rooted in the community. It integrates top-level bicycles from FACTOR, “Echo Planet” which advocates nature and public welfare, and the local trendy art brand “Fog City 40”. It is equipped with hotel-level shower rooms for use after exercise; the coffee bar is managed by local residents; all indoor and outdoor leisure seats are unconditionally open to the surrounding residents, becoming everyone’s “second living room”; the public welfare pet park “Smell Museum” on the outdoor lawn provides a safe social space for pet-owning families in the community.

N_lab更像一个社区的共享客厅和驿站,其核心功能在于服务与连接,而非纯粹的消费。它的存在,旨在示范一种商业与社区共生共荣的友好模式,吸引更多有相似理念的主理人加入,共同填充街区的“空白”。
N_lab is more like a shared living room and station for the community. Its core function lies in service and connection rather than pure consumption. Its existence aims to demonstrate a friendly model of coexistence and mutual prosperity between business and the community, attracting more managers with similar ideas to join and jointly fill the “blank” of the block.
N_LAB项目的真正价值,或许不在于红色立面的照片有多出片,而在于未来的某个傍晚当父母带着孩子在新装的座椅上看江水流淌,当骑行的年轻人在免费开放的休息区结识新邻,当社区的公益市集在预留的空地上自然生长。
设计在此刻隐退。它所做的,只是创造了一个更安全、更明亮、更开放的支持系统。这个系统支撑起了新的相遇、新的习惯和新的社区故事。当空间成功地将人们联结在一起,一段曾被遗忘的江岸,便真正拥有了生命和温度。
我们期待,这片“空白里”,最终生长出一个充满善意与活力的,家的延伸。
The true value of the N_LAB project may not lie in how photogenic the red facade is, but rather in a future evening when parents and children sit on the newly installed seats to watch the river flow, when young cyclists meet new neighbors in the free-to-use rest area, and when the community’s charity market naturally grows on the reserved open space.
At this moment, design recedes. What it does is merely create a safer, brighter, and more open support system. This system underpins new encounters, new habits, and new community stories. When the space successfully connects people, a once-forgotten riverside truly comes to life and gains warmth.
We look forward to this “blank space” eventually growing into an extension of home, full of kindness and vitality.
